Would you let NVIDIA bolt a $250,000 computer to your house for a smaller power bill?
There's a company that wants to bolt a quarter-million-dollar NVIDIA computer to the outside of your house, and in exchange your power and internet bill gets a lot smaller. That's a real thing now — it's called XFRA, it's SPAN with NVIDIA and the homebuilder PulteGroup, and the first hundred are going on new homes in the southwest desert this fall. The box is real. The pilot is real. But the version going viral — a $22,000-a-year passive-income payday — is not the deal, and I couldn't find anybody actually offering it. Here's what I could pin down, and the questions that are still sitting in the driveway.
So is the box even real?
Yeah. This isn't a rumor. SPAN — a company that makes smart electrical panels — announced it with NVIDIA and PulteGroup, and the plan is to put the first hundred units on new homes in the southwest desert this fall. The system is called XFRA.
There really is a box, and it really does mount outside the house. In the images SPAN has shown, it's white, about the size of an AC condenser, and SPAN says it's liquid-cooled, fanless, and near-silent. The whole point seems to be that it does not look special — it blends in with the AC units and pool pumps and electrical boxes we already ignore around houses.
But inside this one are sixteen NVIDIA RTX PRO 6000 Blackwell server GPUs, four AMD EPYC processors, and three terabytes of memory. Dell builds the hardware, and those GPUs alone run about ten grand apiece. So when people say there's around a quarter-million dollars of chips inside, that part checks out. This is not a generator. It's the kind of hardware I'm used to picturing in a locked room behind cameras — and it's supposed to live on the side of a regular house with no bouncer guarding it.
What do you actually get out of it?
This is where the viral version and the real version split.
You do not get your own AI. You don't log into it, you don't use the compute, you don't own what it earns. It runs AI jobs for cloud customers somewhere else, with very little concern for whose wall it happens to be living on. You are the host — kind of like an Airbnb with a permanent guest who never checks out.
SPAN owns it. SPAN installs it. SPAN maintains it. And in exchange, the homeowner's electricity and internet get covered or discounted. From the reporting, the homeowner pays nothing upfront, and one example that keeps getting quoted is a flat fee around $150 a month that covers the power and internet for the node. That's the trade: you host someone else's money-making machine, and your utility bill shrinks.
Where's the $22,000 a year coming from? (I went looking, and I couldn't find it)
The number everybody keeps throwing around is twenty-two thousand dollars a year in passive income. So I went looking for the offer. Where's the page with the number? Is there a homeowner agreement? A rate card? A pilot document where somebody says, yes, this is what a person gets paid?
I found the partnership. I found the hardware. I found the pilot and the smart panel. I did not find SPAN, NVIDIA, or Pulte offering a homeowner twenty-two thousand dollars a year. And that's a big difference, because the verified benefit is some version of a smaller power and internet bill — not mailbox money.
The wording is also messier than a clean offer. SPAN's CEO said 'heavily discounted.' Their CRO said 'up to and including free.' The $150-a-month figure seems to trace back to one example they gave Realtor.com. That's not a public price sheet I can point to and say, this is what you get. So I'm not saying the deal is fake — I'm saying the public version is still too fuzzy for the level of hardware they want to put on your house.
The power question nobody puts on the slide
This box doesn't just sit there looking futuristic. It has to eat. At full power it can pull about 12.5 kilowatts.
If that number makes your eyes glaze, here it is in human terms: that's not a phone charger humming in the background. That's more like your central AC dragging the house down to 65 while the oven's heating to 450 and the dryer's running — all at once. That kind of load.
SPAN's pitch is that your house almost never uses everything your electrical service can deliver, so the smart panel watches the house in real time: when the house needs power, the house gets priority; when there's room left over, the box drinks the gap. As a power-management idea, I get it — instead of building one giant data center, you spread smaller boxes across homes that already have electrical service. But once I pictured that much power being handed back and forth all day, I stopped reading it like a tech headline and started reading it like something that has to live on a real house, with a real bill, and a real utility company on the other side — especially during a heat wave when every house on the street is already running the AC hard.
The driveway questions
The moment one of these lands in a subdivision, it stops being a tech story and becomes a driveway story. And the driveway story is where the coverage gets thin.
Start with security, because this is a quarter-million dollars in hardware sitting outside. One of the top comments I saw on another video basically said, this better come with a security team. Another person asked if you'd park a Lambo in your driveway every night. That one stuck with me — people steal catalytic converters for a few hundred bucks in scrap, so when I see a box worth more than the truck parked next to it, I want to know who's responsible when somebody messes with it.
Does SPAN insure the box? Does your homeowner's insurance care? Does the HOA get a say? Does the utility classify the house differently now that it's feeding commercial AI work? And if a storm damages it, or a landscaper backs into it, or somebody with a cordless impact gets curious at two in the morning — who owns that problem? I could not find a clean public answer. Maybe it's buried in pilot paperwork that isn't public yet. But that's exactly why I care that the public version has holes in it.
So where do I land?
For now, here's where I put it: the box appears to be real. The pilot appears to be real. The hardware number checks out. The twenty-two-thousand-dollar passive-income claim does not look like a real homeowner offer from anything I could verify — the real trade is a smaller or covered utility bill.
They picked the southwest desert and new construction on purpose. Pulte can build the whole setup in from day one — the outdoor node, the smart panel, the backup battery, sometimes solar — which makes a lot more sense than retrofitting this onto every random house. If the box can survive a 110-degree summer bolted to a wall, that tells them something. But even if the pilot works, the normal questions don't disappear. They get louder.
I'm new to this, and that's kind of the point. I'm starting from step one, doing the homework out loud, and trying not to repeat something just because it already has views. So if you work in electrical, utilities, insurance, permitting, or homebuilding — or you'd actually host one of these — I want to hear from you. Especially if I'm asking the wrong question. Would I let someone else's AI computer live on my wall for a smaller bill? Some days I think maybe. Then I picture that Lambo parked in the driveway every night, and I'm not so sure.
