House Hunting Near a Data Center: How to Find Out Before You Sign

So you found the house. Good schools, quiet street. The kitchen you actually wanted. Then a thought creeps in that nobody was asking two years ago: what if one of those giant AI data centers shows up across the road after I move in? Here's the short version — the seller's disclosure form almost certainly won't warn you, and your agent might not know either. The real answer is sitting in public records, and you can read it before you sign. Let me walk through where I'd actually look.

The disclosure form is the wrong place to look first

My first instinct was the same as everybody's: doesn't the seller have to tell me? Sort of. But not really. In most states a seller only has to disclose stuff they actually know about — problems with the house, things they've been told. If a data center is planned a mile away and nobody's broken ground, there's a good chance the seller has no idea, which means it lands on no form you'll ever sign.

And even where a state technically counts a planned development as a "neighborhood issue" — Texas leans that way — it still hinges on the seller knowing. Knowledge they don't have can't be disclosed. So the paperwork the closing table hands you is the wrong thing to trust here. It tells you what the seller knows. It doesn't tell you what the county already approved.

Which flips the whole thing around. Nobody's going to hand you this one. You have to go get it.

Where the answer actually lives: the county's own paperwork

Data centers don't just appear. Before the concrete, there's a paper trail, and most of it is public. A company usually has to get land rezoned — often to light or heavy industrial, or some "technology park" district — and that request runs through your county or city planning commission. It gets filed, staff reviews it, a planning board weighs in, and then there's a public hearing where neighbors show up. All of that leaves a record, usually posted online as agendas and meeting minutes.

So here's what I'd do before signing on any house. Pull up the county or city planning and zoning agendas and search the address, the road, and the word "data." Skim the comprehensive plan for any land near the house marked for industrial use — that's basically the county telling you what it wants that dirt to become. And read the planning commission minutes for the last year the way you'd read the credits after a movie: everybody walks out, which is exactly where the thing you needed to see is buried.

One heads-up. These filings love a boring codename. You're not looking for a banner that says "Amazon is coming." You're looking for a line item that quietly turns three hundred acres of soybeans into "data processing," filed under something like "Project Sparrow." Vague and dull is exactly the tell.

The clue nobody checks: follow the power

Here's the part I didn't expect. A data center announces itself in electricity long before it announces itself in concrete. These things pull an absurd amount of power, so before one gets built, somebody has to line up the grid to feed it — new substations, fatter transmission lines, upgrades the utility has to plan years ahead.

That planning is trackable. Grid operators like PJM, which runs the power market across a big chunk of the eastern U.S., keep an interconnection queue — basically the waiting line of projects asking to plug in. After sitting closed for years, PJM reopened its queue, and it's public. There are even public trackers that repackage it by state so you don't have to be an engineer to read it. If you spot the local utility suddenly filing to build a giant substation near your dream neighborhood, that's smoke. Something big wants that power.

And you're not the only one who noticed. This got loud enough that New York became the first state to slam the brakes — a one-year statewide pause on big new data centers while it studies what all that load does to the grid. When a governor hits pause on an entire industry, that tells you how fast this is moving in the places that haven't.

What I still couldn't pin down — and why I keep digging

I'll be straight about the parts I couldn't nail down. Whether one of these actually tanks your home value is genuinely unsettled. One study out of the University of Rochester found barely a measurable dent. A George Mason study found data centers slowed nearby home prices from growing. And in Ashburn, Virginia — the place they call Data Center Alley — a four-bedroom sitting a couple hundred feet from a hyperscale campus was asking roughly a hundred grand less than the same house without one across the street. So it depends. On distance, mostly.

Then there's the thing no record can tell you: the sound. These run every hour of every day, and the complaint that keeps coming up is a low hum that slips through walls and won't quit. The only way to judge that one is to stand in the backyard after dark and listen for yourself.

Common questions

Does a seller have to tell me if a data center is planned nearby?
Usually only if they actually know about it. Most disclosure laws cover what the seller is aware of — not things they've never been told. A data center that's been approved by the county but hasn't broken ground can easily be something the seller has no clue about, so it won't show up on any form. That's why you check the public records yourself instead of waiting to be told.
Where do I actually check for a planned data center?
Start with your county or city planning and zoning department. Search their online agendas and meeting minutes for rezoning applications near the address, and skim the comprehensive plan for nearby land marked industrial. Then check the utility side — grid operators like PJM keep public interconnection queues you can search, and third-party sites repackage them by state so they're readable.
What are the warning signs a data center is coming before it's built?
A rezoning request to industrial or "technology park" use near the property. A big new substation or transmission line the utility is planning. Land in the county comprehensive plan flagged for industrial. And filings with vague codenames — "Project something" — that quietly convert farmland or open land to "data processing."
Will living near a data center hurt my home's value?
The research is mixed and leans heavily on distance. Some studies found almost no measurable effect; others found nearby home prices grew more slowly. Homes very close — a couple hundred feet — have listed noticeably cheaper than comparable homes without one next door. Farther out, the effect blurs.
What about the noise everybody complains about?
Data center cooling runs 24/7, and neighbors describe a constant low-frequency hum that carries through walls and windows and doesn't ease off at night. No public record captures how it feels — the only real test is to stand outside the house in the evening, when it's quiet, and listen before you commit.
